Public Information Meeting in Tupper Lake


RAY BROOK, NY - The Adirondack Park Agency's Regulatory Programs Committee will conduct a public information meeting at 7:00 pm on Thursday, December 9th at the Tupper Lake High School auditorium on conceptual plans for a project involving redevelopment of the Big Tupper Ski Area and nearby lands as a large scale residential resort. The public information meeting is part of the conceptual review process requested by the project sponsor, Preserve Associates, LLC.

Pre-application conceptual review is an informal process that allows an applicant to submit a conceptual proposal to the Agency and obtain non-binding recommendations and guidance. During this process, the public has two important opportunities to comment. There will be a public comment period at the December 9th meeting and a 30-day public comment period will begin after the meeting during which the Agency will accept written comments.

At the December 9 meeting, Preserve Associates and its representatives will present conceptual plans for a 6,300± acre large-scale project to be undertaken in phases over 15 years at the former Big Tupper Ski Area and on lands currently owned by Oval Wood Dish Corp. Liquidating Trust, in the Town of Tupper Lake, Franklin County. Agency Members and Designees will be able to question the project sponsor and the design team on various aspects of the proposed project. The Regulatory Program Committee will discuss its non-binding recommendations at the January Agency meeting.

The project includes the subdivision of about 4,300± surrounding acres into sites and lots for the purpose of creating 826 new residential units. These units will consist of 90 hotel/condo units, 455 two, three or four bedroom townhouses, 256 single family dwellings all to be served by public sewer, water and electric systems. In addition, 25 single family residential "great lots", 80± acres in size, are being proposed with individual water supply and wastewater treatment systems..

The concept includes the phased redevelopment of the Big Tupper Ski Area. Anticipated improvements include a new base lodge and ski patrol building, new lifts, trail improvements, upgrading of the snowmaking equipment, the rehabilitation of existing maintenance and storage facilities, a drop off area and new parking areas. Other development near the base of the mountain includes a spa, learning center, art shacks, a health club with a pool, tennis courts, an amphitheater, kiosks and a pond.

The concept also includes the redevelopment of the McDonald's Marina on Tupper Lake into a clubhouse/grille with 56 boat slips, and a canoe/car top launch area on Simond Pond.

The application indicates that 1,600 acres in two tracts will be preserved and that those lands will be managed collectively, with the "great lots," for forestry production.
